We are dedicated to providing you with support and guidance when it comes to payment relief. If you are currently facing hardship due to job loss, reduced income, illness, or other related issues, we are here to help.

Loss Mitigation and Exploring Alternatives to Foreclosure

Are financial challenges impacting your ability to make your mortgage payments? Discover if a mortgage relief program suits your specific needs and circumstances: You are invited to file an application for assistance through the secure link below. The application will walk you step by step through the process and should take about 10 minutes.There are several options available to prevent foreclosure. The option available to you is determined based upon your individual circumstance. Depending on your financial situation, we may offer you:

Reinstatement - This is the payment of the total amount due in a lump sum by a specific date.

Repayment plan - This is an agreement to resume making your regular monthly payments plus a portion of the past due amount each month until you bring your loan current.

Sale of property - The property is put on the market and the mortgage loan is paid off from the proceeds at closing. In a "short-sale" situation, the lender accepts less than the total amount due and still considers the loan paid-in-full.  There could be cash incentives to assist in moving.

Deed-in-lieu of foreclosure - Foreclosure is a legal process by which a lender takes ownership of your home if you do not make the mortgage payments. With a "deed-in-lieu" the lender accepts a transfer of the title to your home instead of foreclosure.  There could be cash incentives to assist in moving.

Partial claim - You may be able to receive a one-time interest-free loan from the mortgage guarantor to bring your loan current. You may be allowed several years before repaying this separate loan.

Modification - If you are able to make some monthly payment but are unable to bring your loan current, a modification changes the terms of your loan permanently to make the monthly payments more affordable. These changes may include one of more of the following: adding the missed payments to the loan balance, reducing the interest rate or extending the term of your loan.

The American Rescue Plan Act of 2021 established the Homeowner Assistance Fund (HAF) in the U.S. Department of the Treasury to provide financial assistance to eligible homeowners who have suffered financial hardships during the COVID-19 National Emergency. Qualified expenses may include mortgage payment assistance, mortgage reinstatement, utilities, insurance, and other housing-related costs. If you are experiencing financial distress, these additional resources may be available through your state. The Federal government provides contact information for housing counselors, which you can access via the Consumer Financial Protection Bureau or Department of Housing and Urban Development (HUD) or by calling (800) 569–4287.

Counseling is also available at no charge from HUD-approved counselors through the HOPE Hotline: (888) 995-HOPE or go to www.995hope.org. This housing counseling on-demand service is available 24-hours a day/7-days a week in Spanish and English (other languages available on request).

If you or any occupant of your home are or recently were on active military duty or related active service, you may be eligible for benefits and protections under the federal Servicemembers Civil Relief Act (SCRA), or state law.
